I stayed here for 5 weeks while waiting to start work in Cromwell, so I've managed to form a pretty good opinion about this place. Overall the hostel itself is great, and the management often goes beyond in terms of what it offers to guests, but the main downside are the type of guests it tends to attract
Some of these people are out of work or have no fixed home and have chosen to live here either temporarily or indefinitely. While this is not an issue of itself, it has meant that there has been disorderly behaviour and loud arguments between people at any hour of the day, particularly because of minor grievances and the different attitudes that they have. The high consumption of alcohol and tobacco/ other drugs can often fuel these issues. The management is trying hard to change the image of the Manor by being strict about not tolerating bad behaviour and enforcing rules around alcohol consumption
I believe in time the management will achieve these changes and I may consider returning here should I come back to visit Dunedin
Here is what I would say are the benefits of staying in the Manor:
- close to the city centre
- free off-street parking
- free breakfast (cereal, weet-bix, bread, milk etc)
- free tea and instant coffee
- towels are provided
- option to sleep in your car in the hostel carpark for a cheaper nightly rate
- management (in particular Michelle) are very friendly and willing to go out of their way to help you

This is a cool old house near the city center that offers extremely reasonable nightly rates with a group of cool older longtermers who made me feel super welcome the staff here we're awesome for helping me get to know dunedin when I first got here.

The Backpackers was very clean, the staff were very helpful and kind. The long terms staying at the Backpackers were also nice and happy to assist with any questions I had about Dunedin.

Probably the best backpacker I have stayed at. Homely, comfortable, the owner and people working there were highly friendly, respectful and helpful. I am very grateful for having such a place to stay while tending to things in Dunedin. Usually backpackers are not very homely, and little quirks some of these places have ruin the experience and make things stressful. The kitchen gets locked, for example, and if you really need to use the kitchen in the middle of the night tough luck, no food or drink for you... None of those unreasonable rules here! My stay was therefore very much free of stress, which is what I really needed. The kitchens were awesome, and I did all my cooking there and everything with no trouble whatsoever. It was peaceful, and relaxing. Make sure to ask when booking, if you have requests so they can arrange it. For me, for example, the other part (annex?) of the hostel was quieter and more suited to me. Others may prefer the main part to socialize and be nearer to the tv room and big kitchen.

Overall the staff are really nice. Tina is lovely. They clean the facilities everyday. Unfortunately i think i came at a bad time as there was fights and angry arguments going on out in the hallway keeping everyone awake until the early morning. Police had to come in the morning as i left. Was a bit disappointing not to be offered some refund or compensation for what happened. If i was there and was a more vulnerable person with children id of felt quite scared. My bed sheets also smelled of urine until i washed them myself. Overall i probably would return but maybe just got unlucky coming at the wrong time as other reviews show it’s a decent place.

Major thing to understand when coming to this house, is that its not only affordable accommodation for travellers but also Locals. There tend to be permanent locals living in the house too understandably. It didnt necessarily carry a backpackers attitude but more of a community house with older gents. I did see a review regarding a solo woman was uncomfortable by the older male presence (likely from permanent tenants) in the house, it was a shame to see the house's reply didnt come with any compassion for how solo females could possibly be uncomfortable by that energy.
The men and 1 women that permanently stay there are great people after having chats with them, but they are not necessarily very approachable.
Ultimately the house had everything you need at a great affordable price, rooms of 8people didnt feel crowded, and the facilities were cleaned daily.
Note: there could be a image on their website or maps with a crowd of people on and surrounding a park bench on some nice grass area. Take note that isnt the case - theres not backyard grass area but instead theyve converted the front yard to a gazebo and tables. Those images need to be removed as its blatantly not true.

I would definitely recommend staying here! The fact that the hostel is in house gives it a great family vibe. It's clean and tidy with comfy beds and hot showers! Free breakfast and parking are a big plus as well.
The staff is awesome: super friendly and they have a lot of recommendations on things to do in Dunedin.

Awesome location. Everything is great, the only thing is the lounge can go a little more cleaner, it’s tidy but it needs cleaning as it smells a bit. I think people would go there more if it were cleaner. Thank you Manor, staffs are awesome.

All in all: it was okay. But in my opinion 3 showers and 3 toilet are a little bit too less for that among of guests. In the morning and evening the kitchen was overfilled. I think there were 30 guest in the accommodation. There wasn't that much of space to eat, when the kitchen is that full. Anyway the staff tried to do the best. There were constantly friendly. The showers were clean. The toilet not always (rather the staff's problem more than the guests). Good price-performance ratio.

Great hostel, we stayed in a double room, the bed was really comfy, the pressure in the showers is amazing, the main kitchen is well equipped which is really nice, there's a free parking and it's a 20 min walk to town so completely fine for us, and above all the team is lovely especially the french receptionist Anna! Totally recommend 😊

Plenty of parking space, really fast and unlimited wifi, really hot showers, nice staff. But the kitchen was a bit dirty, the house is on a hill, so if there's snow/ice in the morning, you'll probably fall (if it wasn't for my hiking boots I would have), rooms don't have a lock, only a thin blanket is provided even though it's really cold (and rooms have big windows, so it's really hard to warm up the room).

It's a popular place for backpackers. Beds are comfortable. However wish there were more toilets and could have bigger kitchen & dining area. We booked through Air B&B, it didn't state that it was a backpacker place. Not so conducive for our family.

Really awesome place. I've been travelling around New Zealand for 3 months now and this is definitely one of the better hostels I've stayed in! Beds are comfortable, free WiFi, owner is lovely and it has a cute little garden to eat in. Big fan!

Stayed there for two nights as my car broke down. House was clean, big kitchen and backyard. Staff was super helpful, friendly, offered help with my car. Always up for a chat. They even had free BBQ one afternoon, awesome!pretty laid back and cool people around. Way more family like than big backpackers.

Good place for individuals. It's cheap & good. You share dorm, kitchen, & TV roam. Nice system. People can store their food & stuff in kitchen by placing labels on them. TV room is cozy. Nice & long big chairs to relax. TV has Netflix but I didn't use it.

Decent hostel with a decent rate. Location is good, not too far from the Octagon. Unisex bathroom/shower. The kitchen is not equipped with a good air circulation, the bad smell from kitchen travels through the entire first floor which is quite annoying.

This is a good and safe hostel to stay for a few days. They don't have lockers in the rooms (not sure, if there are any available at reception), but the place is quite well organised and with a safe atmosphere.
The kitchen is clean and the toilets too.

A short walk out of town but in a lovely area with a garden and balcony. Spread over two house which could be difficult as some facilities were only in the one. Nice staff and the facilities were good. They have computers to use and the place is kept clean and tidy.

Absolutely amazing couldn't rate it any higher, staff were super friendly and so helpful, myself and my girlfriend had our own room, it was very spacious and bed was so comfy, very central, would highly recommend, special shootout to Ryan and Tina who couldn't had accommodated us any more 😁👍

Cosy hostel, consisting of two neighboring Victorian townhouses. Camping spots for tents are available. The colonial style gives it character. It can get a little cold in the hostel because there's no central heating system but each room has a heater sufficient of heating the room. The dorms are clean and spacious with clean sheets. I do think the bathrooms could benefit from an upgrade but building code restrictions might prohibit that because these houses are so old. Free parking is available across the street and downtown is about a 10 minute walk. There's free unlimited wifi and also a room with computers your can use.
