We were there in Aug 2016. The parking lot was kind of tight and hard to get around and I would imagine anything bigger than an SUV would be quite difficult to park compared to the station wagon we had rented. The rooms were clean everything was absolutely spic and span and the jacuzzi was lovely however there was an awfully strong "perfumey" odour that our noses as we walked in the door. We were not sure if it was the carpet type of odour materials that they had but it was extremely bad. We put the air conditioning on Full Tilt and open the window to the bathroom and the room itself. But a Time we got back the room smell had seemed to have dissipated. If we didn't go in and do what we did we would have had to get another room or cancel the room and go to another hotel it was actually that bad. The head pink toilet paper which was like something from the 80s so maybe someone like the 80s sense and decor. But for anyone that has issues with strong odour that smells like perfume you might want to check ahead of time before you go in.

Very professional service management could be a bit more conciderate of family units and the whanaungatanga formed between other family units who are forced to exist together because of it being emergency housing otherwise I would have given a 5 out of 5

Okay stay here at the Ashwood Manor The Good: *Comfortable Bed with good linen *Incredible Spa Tub in the bathroom - good water pressure *Good Location in the CBD *Sky TV *Air Conditioning The Bad *Parking is not great *They seem to rent rooms out on a long term basis, and some of the guests are very noisy. Lots of loud music, clapped out cars hogging all the best parks. Slamming doors, kids yelling, adults yelling. People hanging outside doors smoking. Made me feel really uncomfortable. Wish I had read previous reviews on this place which also mention this. I would have probably reconsidered. *The road noise was alarming. Room arnt double glazed. The rubbish truck at 5.45am outside my room was alarming. I am not sure I would stay here again. I just didnt feel comfortable outside my room. But the rooms are decent, and the location is nice. Maybe this establishment needs to ensure the long term guests they do have are not causing issues so that nightly guests dont want to stay.

I found the staff very helpful particularly when I found out we were being flown back to Gisborne earlier than expected. The room was clean, spacious & the spa was great. Only negative was the noisy plumbing. A neighbour had an 8 minute shower at 5.30. Apart from I would not hesitate to stay there again.

Solid WiFi, clean room, well presented facilities. The unit we were in was near the far corner overlooking a building that turned out to be a gym, which started its early morning program at around 6.30am on Saturday. The music was a slightly annoying wake up call. Other than that, nice and central location.

Nice place to stay, close to town, friendly service. But a little bit put off with one of the emergency housing tenants, they just seems to be watching everthing you do unless you stay in the room all the time. Other than that, we had a nice time.

The Spa Bath a highlight, definitely needed after a long day of work. With spa cut off times so you can get a good night's rest as well. Very close to the Lake domain so a beautiful nature walk is easy too

Motel is in a good location really close to town, with a Pak & Save a short walk down the road. The rooms are just like the photos. Spacious and clean. There are lots of personal touches like fresh ground coffee beans for plunger coffee, make up wipes, and even electric fry pans are available from reception to use in the well equipped kitchenette. The owners are helpful, and conscientious. We left something in our room, and they were straight onto it and helpful in getting it returned. We enjoyed our stay.

Friendly staff, very helpful. Room was large and very clean. Daily maintenance was high quality, room was a little old but very well maintained. Great bed. I stayed for 11 nights and enjoyed my time. The laundry on site made life easy as well. Great place.

Unable to leave heating on while away. Has a high quantity of gang appearing persons staying that seemingly are being put up by Govt benefit, yelling aggressively and drinking outside there rooms. Room and facilities are nice otherwise would have been 1 or 2 star

The apartment is very well maintained. I guess you get what you pay for. The kitchen design is very efficient. Excellent bathroom with fantastic shower. The cat living in the car park was lovely. The location is within short walking distance to good restaurants. Thank you Mike and to your staff.

Upon arrival the new owners and staff were friendly, approachable and helpful. We definitely got value for our money. Surrounding in the hotel is good. Bedding is very good to us. Upon arriving we were greeted by a welcoming receptionist. The breakfast buffet was very good. Will recommend to friends.

Was mostly a pleasant stay. Room was clean and tidy but disappointed that there were never enough car park spaces free for me to use...why have 27 rooms and not 27 car parking spaces? Plumbing is very noisy and could hear neighbours all around us showering etc. Other than that a good stay.

The Ashwood ***or is really a very good motel. The staff at this hotel are really helpful and very polite and respectful. The linens were in top notch shape. We found plenty of eateries just steps away. The room is big with attached bathroom. I am always greeted with a smile.

Booked a room with double and single bed. Very helpful and courteous owner. Room clean and with all the soaps and shampoos you need. The previous weekend we stayed in the Hilton in Queenstown and they didn't provide hardly any of either. Reasonably priced and service oriented. We strongly recommended this establishment as a place to stay in Hamilton.

A stay for 13 days. My room comes with a double and a single bed. The Beds are comfortable and the room is tidy and clean. It has a quiet neighborhood and it is just 10 mins walk from the city. They offer good grinded coffee but you must ask over the reception. I have no complaint and if I were were to be picky then I think a kitchen stove in the room would make it even better. Cheers.

Motel is nice, well situated.. Staff were friendly. Could do with new carpet and paint as there really dated, beds could do with updating as well the gardens could do with a tidy up and paint the roof in the bathroom with mold resistant paint. No shampoo or conditioner got some shampoo and body wash the next day but the tubes were empty.. lucky I never leave home without mine.. Coffee, tea etc very limited asked for extra coffee and was given one extra sachet.. Highlight was the hot tub nice, deep and relaxing but could maybe have adjusters to regulate the power of the jets.. I'm glad we got the unit at a cheaper rate thru travago as I wouldn't be happy paying full asking amount..

We had the pleasure of staying at Ashwood Manor on a Friday night, after a long day or work and travel. We were greeted by the lovely aroma of something delicious cooking (which Dianne later informed us was potatoes burning on the stove, and Bill told us they turned out to be very nice regardless!), and Dianne who was very welcoming and friendly.we had a studio room with a hot tub.Parking was ample and very convenient to all the rooms. The room was lovely. Plenty of fresh towels and amenities enough that we could have made a meal if we hadn't planned meeting family for dinner.The room had lots of room to move and heating was nice and efficient.Also we particularly liked the minimal wall decor,the only accessory on the wall was a very nice picture with photographs of the local area. We had a small issue that Dianne was very gracious about even though the fault was our responsibility.I will have no hesitation in recommending Ashwood and would think of it first when staying in Hamilton again.

The location is fantastic, especially as we did not have our own transport - literally a 5 minute walk to the city centre. The room was a nice size and it was really clean and comfortable. The managers helped us a lot and were very friendly. We will recommend this motel to anyone.

Very clean spacious room, within walking distance to town and night life. Off street parking and very nice hosts. Has access to everything one needs for a night away from home. Must insure you can connect to free WiFi before reception closes

A really lovely place to stay. They couldn't do enough for you , nothing was too much trouble. The rooms are lovely and clean and very homely. I would very much recommend it.

We have stayed at this motel while visiting Hamilton from Australia with our family. We spread out between 3 units and they were all spotlessly clean and beautiful crisp linen and comfy beds. We had the breakfast and it was delivered hot and on time. The hosts are friendly and very helpful. I must make mention of the beautifully kept gardens, someone puts in a lot of hard work. We would highly recommend the Ashwood Manor to you.

The only reason I’m giving a 3 instead of a 5 is because of the experience we had this morning. We had a phone call at 10.15am by the woman in reception asking if we were going To stay another night because we were late to check out. When we checked out 10 minutes later, I asked if they were fully booked (because perhaps that was why we were being rushed to check out) she told me that they weren’t. When I asked why we got the phone call only 15 mins after check out she said that it was because we were passed our check out (she was quite rude). I had told her that we always cleaned the rooms before we leave anywhere so that the only thing the cleaner needs to do is replace the towels and make the bed and sometimes that causes me to be a tiny bit late for check out. While I was talking, the receptionist kept rolling her eyes and not paying attention to me until I said “okay?” And she very unsincerely and rather rudely just said “sorry” (didn’t even have the courtesy to look at me) The two men when we checked in were incredibly friendly. The rooms are beautiful and close to the town center. Everything would have been perfect if it wasn’t for being hassled only 15 minutes after check out. I travel for business and have stayed in many hotels and motels in New Zealand and across the world and have never been called 15 minutes after check out (infact, I’m sure I have never been called after staying 15 minutes past check out) I treat everyone with care and respect, even the cleaners which is why I put in the extra effort to leave the room immaculate. I really do hope that she is spoken to about her check out manner and about treating the guests with a little bit of respect.

Awsome hosts. Clean. Tidy. Quiet the only negative aspect would be the lack of a cooking plate/oven/stove in our room so useing an electric fry pan was the only cooking option this is the only grype I have...

The rooms are very pleasant and I would stay here again, however getting changed i damaged my hand on the damn stupid ceiling fan and it really hurt. I don't know why you would put a ceiling fan in a hotel room when you could have a heat pump that is as far less electricity to run and also provides heat in the winter. For the $199 per night it seems reasonably expensive. The beds are comfortable the sheets are extremely nice and the Internet is free which is a very pleasant surprise. Travelling for business this is quite fine, I didn't notice the breakfast order forms until it was too late in the evening and so won't be having breakfast here in the morning. It is extremely quiet. There is quite a lot of space although the room is hot and I am not looking forward to going to sleep with the fan on and the window open given that it is only mid-November and only the beginning of Summer. Could not recommend staying in this place during the heat of Summer I think I would struggle. I have dropped a star because of the price the heat in spring, and that my hand rather hurts quite a lot and I'm going to have a bruise for the next couple weeks.

I came across this little gem when the department I was working with in New Zealand put me up here for a few days. Spotlessly clean and tidy. The staff was very helpful. It's location is very good. The central location to the hospital, food shopping and walking distance to cbd was excellent.

Was a really good experience, room was clean, sky digital and free wifi available. Amazing spa bath, great customer service, parking just outside of our room, conveniently close to town. We stayed here because we attended the Rugby League game Tonga vs Kiwis. Great stay, staff were so friendly and accomodating, rooms are well equipped and are big. Bonus we has a room with jet tub!! Amazing super relaxing. Close to town, perfect when we needed to catch taxi's everywhere. Would definatley reccommend to others... thanks so much. We will stay again.

I loved the room: it was spacious, nicely decorated and clean, with an impressive spa. Cons: there was a bit of administrative confusion so I had to move rooms, and I got a minor burn from a metal pipe when getting out of the spa.

Great place. Rooms small or large are awesome sizes. Queensize bed fridge tea coffee jug flat screen tv etc in each room. Walk into Hamilton City. Bars and Food. Restaurants if you'd prefer. Hamilton lake 15 minutes walk to front entrance. 4 stars, because not much of a view

What a fantastic place to stay to recover from eye surgery, at the building right next door. Very friendly staff who go out of their way to help us. Any requests we asked for were promptly taken care of. Most of the people who work there are very professional.

Great place to stay for a night or two. The hot tub was great and made a great finish for the exhausting day. The room was spacious and had all you need.

Very comfortable motel to stay in. Spacious room, good service and is clean. I stayed for 10 days and got very comfortable with this home away from home. Convenient location too with a lake within walking distance and restaurants and supermarkets nearby.

I have stayed at Ashwood Manor on several occassions. It is always very clean & tidy. Dianne & Bill are very friendly and accommodating. The locations is great for walking to the main streets for restaurants and bars. Overall I highly recommend this motel.

Love this place, rooms are exactly as they are shown in the photos, it's quiet, beds are comfortable, rooms are clean, service is lovely, no complaints whatsoever. Highly recommend to all.

Friendly helpful staff but the room we were in could do with an upgrade and a real clean. Would have been annoyed if I had paid full price and not discount as it is not up to standard of full price.

Clean Room, Close to City centre, Supermarket and Hospital down the road 15min walk, 5min drive, no cooking facilities only microwave will definitely be staying here again. Spa was awesome

Bit rusty upon arrival, but that's was due to lack of communication at front desk. One flick of a switch and all fixed, Carpets could do with replacing though.

We stayed at the motel for one night the room was lovely the bathoom had a lovely spa bath but the service wasn't good there was no milk in the fridge there was only two towels the bed was hard but very affordable

Ashwood Manor is a Hamilton motel with a great location and high level of cleanliness. Bill & Dianne are great to work with and we wouldn't think twice about recommending Ashwood Manor for an excellent stay in Hamilton.

(Translated) Good motel with the serene feature that each room has its own jacuzzi, which may officially be used until 10pm (it will be later, there are no complaints, at least not with us). The room was clean and very spacious, ideal for one night. You can park, as usual in motel, right in front of the room, but must partially overcome a few steps as the motel is built into the hillside. The gentleman at the front desk was friendly, but could give us no advice on local good restaurants and the opening hours of the reception are quite short, you can not arrive too late. Nearby is also the Lake Rotorua, which is not suitable for swimming, but is nice for nice walks. (Original) Gutes Motel mit dem für uns heiteren Feature, dass jedes Zimmer über ein eigenes Jacuzzi verfügt, das offiziell bis 22.00 Uhr genutzt werden darf (wird es mal später, gibt es auch keine Beschwerden, bei uns zumindest nicht). Das Zimmer war sauber und sehr geräumig, ideal für eine Nacht. Parken kann man, wie in Motel üblich, direkt vor dem Zimmer, muss aber teilweise ein paar Stufen überwinden da das Motel in den Hang gebaut ist. Der Herr an der Rezeption war freundlich, konnt uns aber keiner Tipps zu lokanen guten Restaurants geben und auch die Öffnungszeiten der Rezeption sind ziemlich kurz, man darf als nicht zu spät anreisen. Ganz in der nähe befindet sich auch der Lake Rotorua, der zwar nicht zum Schwimmen eignet, aber für nette Spaziergänge schön gelegen ist.
