Awesome family friendly camping ground with great facilities for the kids. Amazing swimming pool and kids TV rooms. Good sized camp sites and clean bathrooms and kitchens. Very friendly and helpful staff. We stayed over new years and they put on entertainment which was great. Only areas to improve was the hot water, or lack thereof (maybe need to have timers to prevent over use 😂) and the noise checks, a few nights there were loud campers past 11 and up to midnight.

Fantastic camping ground. We recently stayed for four nights as a large group spread across cabins and powered sites. The facilities at the holiday park were fantastic, the pool (or "ool" for those in the know) was great, the cover provided protection from heat and cold and allowed for a really enjoyable swimming experience. Plenty of fun to be had on the play ground and cruising around on the pedal cars. The cabins were in excellent condition and obviously well cared for and maintained. The staff onsite were polite, professional and friendly at all times and went out of their way to make is feel at home and welcome. The close proximity to the Lake Boat ramp made getting out onto the water during the days simple and speedy. We have already reserved our cabins for next year and are looking forward to coming back.

Super family friendly place to stay, this is now on my number one place to stay. Staff go over and beyond to help and make you feel welcomed. Loved every minute we spent there. So much to do to make a holiday fun and exciting.

We had 2 nights & it wasn't long, enjoyed our stay, the food, rooms were very clean. We be back again. A+ Service but most of all our grandchildren loved the Dinosaurs figures..the whole theme park is really awesome. Not far from kids Entertainment centre..loved it.

Perfect! Modern, roomy, clean and welcoming. Everything you would want in a holiday park. Covered heated pool, huge playground, trampoline, dinosaurs, playroom and go karts. To top it off, the staff and owners are amazing and friendly. This is not our first time here and it will definitely not be our last. Thanks guys 😍

Great place for all ages..Friendly staff. 5mins walk to beach. We had bikes and the road was very flat for us to ride them. The only negative thing was that my shower was cold at 9pm. Will definitely come back

Myself , My Son and my partner LOVE this place. The Self Contained units are great aswell and the Owner there was a absolute dream to deal with. Our friends had been in the cabin beside us and they reccomended this place when we arrived. We were so pleased that we also reccomend all our friends and family who travel to Rotorua. With that being said I am currently in a Facebook page where this place has been a highlight of so I will be traveling down to stay again with my Family and we can not wait. Thank you to the owners and people who make this place great. We appreciate you.

We just spend two nights in our campervan here. Honestly I could have stayed forever 😁😄 thank you Kerry and family for such a well kept park and spotless clean facilities....we will be back as we both enjoy Rotorua.

We have stayed in our caravan with our two Cavoodle dogs. Love the secure dog friendly areas. The staff were welcoming. Cant fault this place.

Nice park, unlike other holiday parks, it actually has a variety of rooms such as motel style, family, cabin etc. Very nice

Having stayed here for 9 months on and off for work locally, I am very happy with the quality of the units, good price, great staff and very clean, every time. Looking forward to more stays in 2022.

Friendly staff, convenient facilities, hot showers available 24hrs, nice pool and spa and so close to the lake Rotorua which he could swim every evening when it was so hot in the summer!

The moment you arrive you are greeted by large dinosaurs so you know your kids will have a great time. The staff are friendly and very helpful. The pool is thermal and just perfect and we had daily swims. A walk down the road and you by a lake beach and beautiful views. The sites are spacious and private and all amenities are clean and well maintained. The kids playground is very large and means it will cater for a full park during school holidays. Highly recommend.

This place is absolutely amazing for young children and younger families. We stayed in the new family units by the swimming pool and honestly couldn't have asked for anything better. The room was modern, tidy, very clean and had everything we need from a clothes horse to cheese toasty maker. Amazing. Very peaceful and quiet. The playground is awesome, the swimming pool is fantastic and great for toddlers. The swimming pool slide is an aderline rush for sure but be mindful or the angle and they may tip out due to it not being a very deep slide. Still fun though! The dinosaurs are wicked. Very friendly staff. Highly recommend this place. Nice non expensive holiday! Check it out!!!

Great place to stay for family reunion. They have everything you need, 2 bedroom cottages, large rooms to accommodate 6 people, big kitchen/dining area, playground, hot pool, spa pool. Parking for caravans etc. Clean and tidy what more could you ask for. Great hosts. Minutes walk from the lake.

Great family park. We were in our caravan in our own Pet enclosure as we have 2 small dogs. Our daughter and family had a cabin with a bathroom and kitchen, they were very spic n span. My daughter's kids loved the pool and the fantastic playground.Highly recommend.

Our absolute favorite place to visit, so much to keep the kids entertained, the pool and park are amazing! As are the hosts! Not to mention all the Dinosaurs to keep our son happy! Always clean facilities and grounds and a bonus that there is now a coffee and food cart on site 👌 Definitely our go to spot!

We just returned from a fabulous family holiday at All Seasons Holiday Park . Such a great place for families, the kids facilities are fantastic , the heated pool large and perfectly heated and the room we stayed in really nice .the Management were amazing and went above and beyond with their help and added services. A food truck on site with great , affordable food was the icing on the cake . Cant wait to holiday there again.

Great place for families, especially the enclosed indoor pool. The spa is great to relax in. Very family-minded park with reasonably priced hired trike bikes, and room for kids to bike around. Accommodation is good too, very clean and adequate. The owners are very nice and obliging. Park is close to the lake, airport and Rotorua City. A must to stay in.

Highly recommend this place for family with kids. Lots to do with kids to enjoy. Very comfortable beds, plenty of pillows and towels. Spacious living area. Everything was above expectation. The heated pool was the highlight of our stay. Awesome place altogether😍

What a fabulous holiday park! Welcoming, VERY clean and well appointed facilities, gardens. Heated floor in the bathrooms was a bonus. Well suited to young families with heaps of large size dinasaurs, a covered in heated pool & spa plus an adventure park with tree huts, tramp etc. Only a block from Lake Rotorua for lovely walks. Bikes to hire for a small fee. We loved it and will certainly return.

We had a lovely visit to the All Seasons holiday park back in November and thoroughly enjoyed our time there! My cousin and I stayed in the main lodge which hosted a huge kitchen, comfy beds and great showers! I especially loved that the radio was activated by a sensor every time the door opened so you had some great tunes to listen to as you shower! 😎 The property was so cute, with a fun theme of dinosaurs and clearly kid oriented! The property “pets” were a big hit, there were beautiful birds in big cages around the property but the friendly little goat was my favorite! The owners Kevin and Tracie were lovely and so helpful at check-in with plenty of suggestions of things to do around town! If you’re ever passing through Rotorua and want a beautiful property to stay in where they’ll treat you like family then don’t pass this place up! Five stars!

The heated indoor pool is great, they have a large playground for the kids, large display dinosaurs all over the place and great service. The only thing that let them down was the double bed in this particular room, which was not comfortable at all and felt like it had very little padding on the springs. No complaints from the kids in their bunk though!

Awesome place for the family and friends. Loved that we could take our dog. Took the stress out of having to go away and it’s basically right next to the lake.

Super clean unit. Friendly and reasonably priced for what you get. My son and I stayed for 2 nights and had a ball! The pool roof can close so on colder days you are sheltered ( heated pool ). Would recommend and stay again. Good for families.

Never a dull moment and has everything to keep the kids excited and busy with the great pool and playground they have to offer. The photos don't do it's justice and by far the best family entertainment park. Always our first choice if available.

$27 per person, but the heater pump is not working in the living room. No changing room in the spa pool, you need to walk about 40 meters in the cold winter season.

Great place for kids..lots to do and heated pool is awesome!! Go karts and food from the van all really well priced!! Oh and really nice staff!!

We were a family reunion group of twenty two..Our two night stay was very enjoyable. Everything was clean and functional. Highly recommended for a group of all ages. Top marks!

Fantastic holiday park for a trip with young kids. We went as a multi family camping trip with us in a family cabin and 5 other families in tents. The owners went out of their way to select a cabin for us that put us close to our friends tent sites. The cabin was fantastic, comfortable, modern, spotlessly clean and had everything you could need for a family holiday. Great beds. Double glazed with air con and HRV. The park itself had great facilities for the campers, a really good playground and a heated all weather pool. It's a bit outside of Rotorua main centre, but not a long drive and most of Rotorua's attractions you need to drive to anyway. Would recommend

We stayed in a 2 room cabin. It was great. Clean, modern and had everything we needed. Definitely value for money. Kids (6 & 3) loved the heated pool (we went in winter). Shower had good pressure. Beds were very comfortable. Service was lovely. We really enjoyed our stay. The only thing I found odd was the bathroom door faces out towards ranch-slider so make sure you close and lock the door while showering - my 3yo opened the door for the world to see - much to my horror LOL...

Stayed one night on a powered site.....great service good food.... Spa nice and hot.....pool was perfect temp and depth for miss 7.....afforable and great staff......will definitely be back with a group of friends and kids......facilities are clean and inviting.

A great example how a camping should be. We had a lovely experience during our 2 nights. Sparkling clean and friendly staff. 2 minutes walk to the lake where you can swim if you don’t feel like using the swimming pool. Have fun, you won’t regret it.

What a awesome campground.staff are beyond helpful and friendly location is on point with all the lakes near by or a pool and spa if just want to relax.and facilities amazing modern and clean so much more to like as the stay continues.

Lovely spa and heated pool suitable for the small ones and the big ones too. Awesome green slide, my son thoroughly enjoyed his time with. My wife loved the spa. And to top it all off they have a massive amount of prehistoric dinosaurs to check out. I will definitely be back for more.

A beautifully set out holiday park. My family & I enjoyed our brief overnight stay. Great amenities, large clean kitchen & dinning TV area. Shared toilets & showers are clean & modern. Great comfortable cabins & fully contained studios available. Looks like great RV & tent site options. The pool is big with a Spa. The pool heated in cooler months (but owners waiting for a new heating unit to arrive, due in August). Though still warm enough for my daughter to enjoy it. The Large playground & colourful dinosaurs decorate the whole site. Neat fun! Kids will love this place anytime of year. I can imagine it being popular in warmer months. Efficient air conditioning/heat pump unit in cabin to keep us cosy warm. Highly recommended.

I stayed at this holiday park back in March while travelling around NZ with my wife and young daughter from the UK. It was just as the COVID-19 hit and we were in a really sticky situation with lockdown and no flights home. After a month of driving around NZ and staying in many different holiday parks I can honestly say this was by far the best place! Not only are the owners incredibly friendly but the place itself is awesome, especially if you have kids with you as the park pool and play rooms are fantastic! A really bad situation was turned into a great one thanks to this great place and family owners. We are hoping that if things with COVID calm down we can return and stay again in a few years. We (12 adults) could not fault this park which is maintained beautifully with lots of activities for kids, we even enjoyed the dinosaur search. Each cabin we had was very well presented & clean, spacious bathrooms, kitchenettes and comfortable beds; with two towels each (winner)! Tracie & her team were gracious guests that took the time to help guide our 4 day stay with not only the vast activities that are advertised but advice on how to explore local places which cost nothing. Loved Rotorua and highly recommend the All Seasons Holiday Park.

My family and I stayed here pre Co-vid lockdown. We absolutely loved it. The rooms were clean, and had more than what we needed. We wished we couldve just stayed in our rooms for the whole weekend. We also wished our weekend wasnt so busy because we missed out on the spa and the hot pool. Oh well, we will just have to come again with the rest of our family:) Awesome management doing a helluva job too!

Just want to give a massive shout out to All Seasons Holiday Park. We brought our Aussie rugby team over for a tour and stayed in the lodge for three days. We all absolutely LOVED our stay!! The staff are amazing, The facilities are excellent and the lodge was perfect!👌Would 100% love to bring another team over. Thank you so much for making us all feel so welcome. ⭐️⭐️⭐️⭐️⭐️

This park was rock solid in terms of amenities, including a beautiful indoor warm pool + spa. Dinosaur decor and kid friendly, also had amazing kitchen and showers. Price a little steep at $50 for two adults in an unpowered van.

Used a non powered campsite during summer. Definitely a neat site and well maintained. Try get beneath a tree if you can, it heats up super fast. The dining and kitchen area is shared but is well equipped. Showers are closed in and curtained so lots of privacy. Best customer service from the reception team. They're very well knowledgeable on cool things in the area you can do or look at. Very highly recommend

This place is great (my 2nd home) The people are welcoming, helpful plus a great area with a added bonus of Mcars just down the road

Great place to stay. Super friendly helpful hosts and great facilities. The dinosaurs were a hit with the kids. Motel units had comfy beds and were really nice. Will happily be staying here again next time we visit.

Excellent stay with many options, powered sites, non powered, motel style and small cabins. Excellent pool and hot tub. Also very interesting concrete dinosaur sculptures all over the park with a scavenger hunt for kids! (I was told I was too old to do it, have to wear my beanie hat next time) Wonderful staff with a very flexible check in and out!

A nice family friendly holiday park. Your kids will love the swimming pool, the playground and the dinosaurs scattered around the park. Our family has had a caravan parked here for over three years now. And other family members come to visit regularly. We just love the place.

Pleasant experience. We were 3 families stayed here for 4 days. Staff is very friendly. Kids enjoyed the heated water pools... Free WiFi available, kitchen, laundary room, toilets and showers are clean... Only problem I faced is the hard ground to dig the pigs and thistle grass on the ground which made it hard to walk barefoot.

The only camp site in New Zealand that genuinely invests in its clients needs. Every facility you could ever want at a very reasonable price.

Ticks all the boxes for a fam of 6! Good ol' kiwi family owned and run business. The pool big enough and warm during winter. Family cabin was very nice, clean well specced. And the dinosaurs made it a unique park as my boy loved them. Would definitely visit again.

We booked TWO nights. Everything was immaculate. Modern, very tidy and spacious. We were 4 adults and our accommodation was by the heated pool. I had a dip in the morning, so refreshing. Tracie and Kevin's "GO THE EXTRA MILE" attitude leaves you wanting to extend your stay. When you drive in you immediately notice a strong DINOSAUR theme but this park caters for all ages and groups. The park is very close to amenities by car and the beautiful lake is only minutes walk away. We will be back for a longer rest. Thank you so much for your hospitality. Love this place! Staff went out of their way to be helpful. Groundsnkept kids entertained for hours with the mix of dinosaurs, pool, playground and tv room. We stayed in a cabin which was very clean and comfortable with little details thought through like the range of cooking equipment etc.

All seasons is the most amazing Holiday park we have stayed at in New Zealand , this park is very much catered for children. We had the family room ( room 18) very nice and new . The heated swimming pool was a favourite with our children (one childs first time swimming ) , the dinosaurs and childrens play ground add extra attraction and make parents lives easier . The rooms and the grounds were VERY clean . We booked last minute and everything was an ease for Sheryl and family , Thanks so much and we will be back when the weather is warmer to enjoy the outdoors more.

Now this park has some really nice people working there. It's a nice way to have a break, inexpensive holiday options, a true kiwi holiday. Pool for a hot day or a warm swim in the evening. The rotorua lake is a very short 3 minute walk away for some serene views regardless of weather. Worth a look.

We stayed here for almost a week and enjoyed every minute of it. The pool, park, kids/games room are great options to spend time with the kids. There a lake/beach is just a couple minutes walk. Plus it’s reasonably priced too.

These guys and their Holiday Park and truly a highlight of my recent trip around part of the North Island. My review is a little late as we stayed a month ago (and almost a year before that) but its been on my mind the to share the quality of this place. The grounds are immaculate. A year ago we stayed in our van and this time travelling with some of the family we stayed in the self contained units. Both times the upkeep was brilliant. Tracey and Kevin are the kindest hosts and have an absolute wealth of knowledge on the area! I am sure there are some great places to stay in Rotorua but forget about them and look no further!! Thanks guys we'll see you again!!

Exceptional value for money getting a family cabin. We got it for 2 people as it was the last available and looked ok. Definitely exceeded expectations. These cabins are very new, well decorated and furnished. Cabins are stand alone, so no problems with neighborly noise. Located just outside Rotorua (about 10 minutes from centre) everything is within leisurely reach.

We had booked a different "dog friendly" campground but when we arrived they turned us away when they saw we had Staffies. Apparently the owners don't like that dog breed. So last minute we scrambled to find alternative accommodation and found All Seasons who were happy to accommodate us on a tent site with our two dogs. Thank you!!!

we booked to stay at All seasons online as we couldn't get into our usual camp ground. We were a little unsure of what to expect however we were not disappointed. We stayed with our 4 children and absolutely loved every moment! The staff were amazing, the pool was Devine, and with the lake only 100mts away this place ticks every box. The facilities were spotless and there continuing ungrades were not unnoticed. This is definitely our new spot to camp and we can not wait to go back again.

Caravan Spaces were paved and had picnic tables which was nice. Hot showers with good pressure. And if you don't want a lie in this place is perfect, their on site building works start at 8am so don't expect to lie in past then! Toilets need a reno or atleast just the toilet seats replacing, looking well past their best.

We had an amazing extended family holiday at All Seasons, Rotorua ( Hannah's Bay). The staff went out of their way to accommodate all 27 of us. The motels were all clean and nicely presented. The staff were very friendly, and helpful. The kids really enjoyed the heated pool and playground and bouncy Castle. We would recommend this holiday park to other families. Lovely location set just between the main road, beside the lake. The entrance is easy to find and staff are really nice and helpful. There's also a little shop with some of the bare essentials. The site itself is well laid out and offers a mix of camping, caravanning/motorhome sites as well as a range of cabins. The cabins are basic, but nicely finished and well kept.

We loved our unit, spacious, comfortable and safe. It was right next to the playground, great for our kids. Nice quiet area as well i thought.. thanx u guyz

Family units were an obvious new addition to the holiday park. Nicely furnished and includes all necessary amenities. Great place for families as there are heated pools and a playground. Motel units were older and more dull.

Friendly staff, nice enough camp ground however the kids park was very run down and the pool was a bit cold for swimming due to awaiting a part. They were doing a lot of up grading of buildings so it was very noising and a bit of bad timing on our part. We left a day earlier and were happily given a refund.

This stay was one of the best I've ever stayed..very family orientated and a great feel to this place..the family unit is very modern along with smart TVs and wi-fi.. bedding awesome and BBQ access with a good playground for kids while you have your alone time and nice clean warm pool..thanks very much for our time here. Brilliant experience, great atmosphere. The rooms are in great condition. Great value for money and the staff are very friendly and willing to help in any way they can. It's also just outside of town which makes it nice and quiet. Recommend to everyone.

Spent a lovely relaxing weekend here. A great place to take the kids as there are so many attractions to keep them entertained. The heated swimming pool was so enjoyable. The staff are very friendly. Great place!

We enjoyed our stay. Managers Tracie and Kevin indeed went the extra mile for us. We unfortunately had a car accident on our way to Rotorua and could not get a rental car or a bus back to Thames. Kevin was extremely supportive and in fact he drove us all the way back home. Now that certainly is what I call helping the customer. This holiday park is delightful for families and the accommodation is excellent. We will back if needing accommodation in Rotorua.

Great place to stay with children. Family unit is very well equipped - clean - comfortable beds- great kitchen - playground for children and great pool-very friendly staff as well - would highly recommend

My kids loved the pool ! Loved how it opens at 8am and closes at 9.30pm. Our room was very nice.

Love all seasons holiday park. Great place to stay. Good for kids that love dinosaurs. Very clean. They have a great deal stay 3 nights pay for pay for 2.will be back again. And its dog friendly. Love it love it love it.

I was there for one night with a camper van and I appreciated my stay. The facilities were clean, wifi free and the staff friendly. However, the camp is quite far from the city center.

We enjoyed our stay in summer time and the kids loved the pool that had a hot spa also they stay open till late the pool which the kids couldn't get enough of this is by far a good kid friendly holiday park.

Very impressed with this place. Amazing facilities, friendly owners, and everything was very clean. Highly recommend for families.

A little pricey for an unpowered site compared to a hostel. Facilities we're clean and grounds nice. Must have gotten this one confused with another nearby one, as no free WiFi here. Other place did have I believe.

Absolutely amazing! The dinosaurs spotted throughout the park totally makes it as well as being able to park near the kids play area and having the best playground I'd seen at any holiday park we went to. Thank you!!

Just stayed for two night toilets and showers were very clean staff were friendly heated pool out of town a bit so no bad smells would come back and recommend to anyone.

This has to be the best run holiday park ive stayed at the staff here are friendly and the facilities are clean and tidy and that hot pool was so nice to relax in .so many things here for the kids to do we only see them when there hungry keep it up guys

Stayed in 2 bedroom motel lodge. Top notch facility for families. Slightly out of town and some noise from the airport next door but only in the morning and at dinner time.

The weather is going to dampen our experience. Tried several times to call to make a booking without luck so decided just to turn up. Got a Cabin luckily and are hoping for some cancellations to extend our stay.

Walking distance to pools an d shops with walking tracks nearby. GREAT VIEWS OF THE MOUNTAINS. Unit was comfortable and warm

Our family room here was amazing, modern kitchen and bathroom, nice furniture and such a reasonable price. I would highly recommend this place to anyone staying in Rotorua!

Great for kids with a huge playground and lots of dinosaurs placed around the park. The accommodation (family cabin) was basic but within expectations.

Absolutely loved this place ~ we even did the dinosaur competition! Yes, we're adults but we achieved our Dinosaur Certificate!!

Only stayed here for one night in the caravan but that was long enough to leave me impressed. There are plenty of facilities and they very well maintained and the staff are very friendly the only downside for me was it was a tad expensive.
