Stayed for a couple of nights at the end of Dec 21.
Great experience- rooms are nicely presented, very clean. The only thing I didn't like was that the room didn't have a view, it ll be great if it was specified on the booking site if there is a view (even if it just a street view) and reflected in the price.
Breakfast included in the booking did look on a smaller side, but turned out to be just right with perfectly warmed up danishes and fruit. So myself and partner were very happy with it.
Restaurant downstairs does great food and amazing cocktails, with staff working there making experience very, very good. Especially a lovely French guy, he was the absolute highlight and black forest cocktail deserves a review of its own.
Overall a very enjoyable stay, with all staff working there being such a pleasure to deal with.
Fable is a beautifully restored 5-star property in the heart of Dunedin. From the moment I arrived the service from hotel staff was welcoming and efficient. Help with my bags to my room and valet service for my car was highly appreciated. The rooms are designed with quirk and high attention to detail. Bed comfort levels 11/10! I opted to upgrade my breakfast in the morning – note a continental style breakfast was included in my room price – but for an additional $18 I upgraded to an a la carte offering of sausage grill. It was superb and set me up perfectly for the day ahead.

We stayed at the Fable in Dunedin on Monday evening in their Mason suite. The room was really tastefully decorated, contemporary, clean and a romantic space for my fiance and I. The staff went above and beyond when we checked in, and then let us use their conference facilities for a work meeting on the Tuesday. Dunedin was very quiet and clearly the hotel could use some extra visitation at the moment - so we can't recommend it highly enough for a really nice stay in the city centre.
We stayed at Fable for 1 night during our recent South Island trip. Very professional service, room decor is very modern. Fable is Dunedin's best accommodation. It is great to see that Dunedin now has a 5-star hotel.

We really loved our 2 night stay at Fable. The staff went way above and beyond for us, after we informed them we were travelling to celebrate my partner's 30th birthday. They upgraded our booking and left a little birthday chocolate in the room for us. The whole hotel has been very stylishly decorated, we loved the room decor with all the 5* trimmings. Never had such flawless service in any hotel ever – thanks again!
The best hotel by far in Dunedin. It's previously the Wains Hotel and was renovated. We arrived Monday and we were given welcome drinks while waiting to check-in at about 11am. It was a great idea to put a massive TV to keep guests entertained while waiting, 1st time to see in a hotel! Checked in early, staff are great and helped us get to our room. Nice boutique room, continental breakfast included. Only no so good thing is the shower, water spashing all on the floor (needs more elevation) but all in all, it exceeds my expectation for Dunedin hotels. Great for business people.
Gorgeous rooms, very clean. Lovely welcome with a refreshing drink and a mini snack.
Stayed at the Fables on our "Staycation". We loved the hotel and the friendly staff. The hotel design was beautiful and pleasing to the eye. The staff managed to get us into the fully booked restaurant "The Press Club" that night also which was much appreciated. Would definitely recommend this hotel and will be back when we return to Dunedin.

This was a rare find! Loved this place, the service os amazing and the staff is fantastic. The building is gorgeous and the room is so inviting, the downside is that you may not want to live the hotel to explore the city 😂
We stayed one night at Fable and it was one of the best nights sleep I've had in a long time. The room was spacious and the bathroom lovely. When we arrived we were told we had recieved an upgrade and the junior suite was a great surprise.
The hotel is really nicely decorated and the original lifts were a great touch.
The breakfast was a slight disappointment for what we expected due to the rest of the hotel. However, the coffee was great. All staff were helpful and accommodating and valet parking was really helpful.
Friendly staff, tidy. The girl behind the bar made some great cocktails that my friends and I enjoyed! Looking forward to having the chocotini again that she tells me she invented!
We have had meals at Botswana butchery and oyster inn in Auckland before lockdown the service here is superior and the food fantastic. The rooms superb. You dont need to travel far it is here in Dunedin. Havent found this good in Christchurch. Thanks.
We stayed in this newly renovated hotel for 3 nights and we absolutely loved it!!! The new decor is so modern and gorgeous. Our room had the balcony. Very professional and friendly service, delicious breakfast, comfy bed, amazing amenities and just beautiful! Highly recommend
I stayed there for 2 nights and loved everything from the minute I walked through the door. The staff are incredibly friendly and dedicated to customer service to impress. The decor and vibe of this restored beautiful old building is full of nooks and cranny's that have been decorated to feature. I felt like I was travelling again and in a hotel in New York or London. Yes - the bathroom was small but super quaint and stunning features and accessories to compensate. Exactly as you often find overseas in old buildings. I loved it and have rebooked already to return.
The old Wains Hotel has lost none of its charm. I'm not sure I could give this the same five star rating as the owners, however. We booked a suite and found the shower flooded every time we used it. The bathroom was tiny. Our rooms weren't made up until around 5pm in the afternoon on the Saturday which was disappointing. The continental breakfast included in the price wasn't very generous although the service was attentive. We didn't eat in the hotel after the first morning as a result.There's no parking facility although a valet service is offered. The late 1pm checkout was appreciated though in time to catch our mid-afternoon flight. All in all, a wee way to go until they deserve their own five star billing.

One the best hotels I've ever stayed at in Newzealand. The service is amazing, every single staff member was so helpful and accommodating. The building is gorgeous and the interior design is fantastic! Great attention to detail. Great location to get to town and a wonderful bar downstairs.

A touch of sophistication in Dunedin. Our two night stay was indulgent and relaxed. Wonderful staff add to the experience, and whilst sometimes function gives way to form in some elements, this is a wonderful hotel. The interior design has has a delicious adventurous edge which perfectly compliments the experience.
Absolutely loved our stay here. We arrived 30 mins early, but were able to check in without an issue. Very friendly but professional welcome, with a complimentary drink and homemade biscuit. They upgraded our room for us, which was a fantastic surprise. Everything was very clean. Great coffee in the rooms. Excellent tv setup with a big choice of movies. Everything we could have needed was there, and the decor was extremely elegant. Breakfast was fantastic. We were made to feel very welcome the entire time. I look forward to staying again.
Starting to look great after the renovation, rooms are nice, and people real friendly. Awesome free valet parking and yummy breakfast. Some negatives - restaurant dinner food tries too hard to be fancy with not enough flavor. No info at all in rooms, and system to call down to reception doesn't work. Overall had a great stay though.
We were given an upgrade as it was our honeymoon. Front counter was very friendly and had great attitude. Place is clean and has good vibe. Great value for money. Thank you for a pleasent visit.
We were completely surprised after reading the reviews because we didn't expect such a beautiful room, super modern and cozy.

There is some remodeling happening as they are refurbishing the entire building. They completely smashed all the bad reviews and we will totally recommend to everyone and we're definitely coming back!!
This review will be a straight out rave. Everything was perfect from the moment we walked in, greeted at the reception with a nice fruit drink with a cookie by the evening Concierge ( Mohammed ) who after getting to know was a gentleman's gentleman. Then Quinton the morning and day Concierge was also incredible at his job plus a really nice fellow and so helpful. The room we got upgraded too No. 702 was a real delight and treat, just perfect, everything seemed to have been thought of in the upgrade to the only five star hotel in Dunedin, comfort above and beyond.
The upgrade is still ongoing but low key on the build next door plus a carpark being built on the street behind. If it keeps it's occasional specials on we will be back.
The restaurant also was supreme especially the staff, Theodor, Joshua and the 2 Crystals to name a few, very, very good, extremely friendly, chatty and informative, which is exactly as I love, with attention to detail always at it's best.
We had a incredibly wonderful time and experience and wouldn't have missed it, newly opened as The Fable, and they have done an amazing job, really loved it.
Thanks very much everyone working there, it's great to see so much pride and pleasure in your jobs.

Only frustration, was with the "included breakfast" it was only pastries and sugar filled options. Would be much better if they offered a couple eggs (poached or fried) as part of it.
I would really love to give it 5 stars but I was bit upset to the pricing of the menu and size portion you recieve excellent food, wait staff in restaurant just took abit long to get around people to take orders and it left people waiting meal times bit long as well the wait that is. But overall marvelous place to stay
From the interior design prospective, it is good place to see how to use the color scheme and the light, the highlight is one particular pattern of carpet put on each level, they refresh the guests well.
But it didn’t show much connection with the history of this heritage building by interior design and the deco art, it is pity.

Very comfortable bed with the room pleasantly warm without being hot even without any additional heating. The elevator is an old style model and so requires manually operation of the doors. Parts of the hotel are undergoing renovation but no noise was heard from any work.
The stay was rather cheap and the breakfast was much cheaper when included in the room rate. I had the spinach Eggs Benedict which was delicious.
Fabulous weekend away, what a delightful hotel. Stunning decor and plush rooms, the staff are all on their A game, especially the two French gents in the restaurant.

This hotel.is absolutely stunning...with an amazing history ...the decor is so tastefully done and it was the nicest hotel we have ever stayed in... the rooms are.gorgeous and very well appointed...staff.were beyond helpful and very attentive amd.friendly....we had dinner and breakfast in the boutique restaurant...excellent food.and.breakfast was presented delightfully and extremely tasty... best little secret in dunedin... wouldnt stay anywhere else when.in town thanks for a great stay.. . Thought we'd treat ourselves to a nice night for our trip to Dunedin. Were not disappointed! Think we got upgraded and had a massive room.

Looooved the old fashioned lift!
Only 4 not 5 because of cleanliness. Bathroom definitely needed cleaning and upgrading but hopefully that'll be sorted in the renovations. Also some marks and stains weren't great to see.

Fantastic hotel, really great staff and beautifully restored. Held a business event there and went off perfectly.
We stayed at the hotel over a busy weekend as there was a concert on. The price per night was doubled for the night prior to the concert and four times the normal rate on the night of the concert. Sadly we weren't aware of this hiking of the rates when we booked and thought we had booked a much nicer place. Sadly this was not the case. The room might have warranted the normal nightly rate but certainly didn't live up to the cost we were charged. Being charged an additional $15 per night for parking seemed unwarranted. Unfortunately emails to the hotel asking for why the felt justified charging what they did have not been replied too.
Edit: After posting this review the hotel made contact and we came to an arrangement that sees us happy with the outcome. Have amended the star rating to show this. May the refurbishments that happen see the rooms of a great standard that visitors to Dunedin enjoy in the future.
Professional, friendly staff who went out of there way to help us. Our rooms were lovely and clean, and beautifully fitted out. The kids loved the robes!
We stay at this hotel everytome we come to Dunedin, even through renovation the staff were great. The rooms have been made very modern and comfortable, amd the old way of service is still strong in this hotel and you leave satisfied with great service.

Affordable priced hotel with nice clean tidy rooms. The breakfast included was a good option although it was served as a small buffet most days. They seemed a little understaffed over Christmas but the staff were lovely. Room for improvement in the restaurant, but we were really happy overall with our stay. Thanks!

Dated and dingy, this hotel and its rooms need a serious revamp. Our room had a big strain in the centre of the carpet, although the bathroom was good. The buffet breakfast was average to good, which was a pleasant surprise.
This Hotel is lovely. It's older but comfortable and in a great location. The staff are friendly and helpful. The room cleaning was top notch. They heat the rooms well and I recommend taking the paid breakfast option, as it was so good. The even have the Otago Times freely available with breakfast and what I didn't realise is that this paper is one of the best - it actually has news in it !
It's in process of being done up so not everything is available at the moment. Lots of interesting things. The old lift is awesome. Bed comfy and room clean. There was an issue for me in that the pipes (I think) next door would squeal and keen. Woke me up a couple of times. Once done up it will be very charming. Close to octagon.
We stayed at the Wains Hotel at the beginning of August. The Hotel foyer is gorgeous taking on a boutique look. The lift is still the old fashion type with the gate shutting, so great to keep these features. The bar is new and fresh but I found the dining room a little dark, but no dought that will be updated to the standard of the rest of the hotel. It was not open for dinner which was a shame but I must say the breakfast and room service food was excellent. I did upgrade to a larger room, IT would be nice to have a TV in the bedroom but was very clean and quiet. They were still updating so we have no problem in overlooking areas that need work.
Parking was in a building behind the Hotel, which you have to walk to but with the age of the building and the fact it is situated in the central area that is understandable. It is very handy to many of the City sites and just up from the Casino, we had a lovely dinner there.
We found the staff at the Wains to be very friendly, professional, helpful and well groomed.
The general manager Sally Oconnor went that extra mile for us and made our stay that much better with a kind gesture after we had had a little upset.
If we come down to Dunedin again we will definitely stay at the Wains and recommend to others.
Great location and secure, private parking for only $10 for 24 hrs, which is a big bonus in the city. Just a short walk to the First Church and the Octagon etc. Helpful staff, smart refurbishments, spacious room, comfortable beds. And a very elegant building too!
Overall my stay was good but it is not what I would call luxury. The hotel itself was nice and tidy and the staff were lovely but the styling of the hotel was a little bland and not very welcoming. I think it is a little more expensive than I would normally pay for this level of service but the location was pretty good.
Small reminder that you SHOULD book secure parking as well, which you have to pay for but @$15 its more than worth it to keep your car off the street and guaranteed a park :)
tldr; stay here if location is convenient otherwise look elsewhere

Friendly and helpful staff with an amazing old time fantastic hotel decor. I've never been in a lift with the 2 doors that has to be opened and closed manually and this was a great novelty. Parking is offsite around the corner at a day rate which is cheaper than street parking. Would definitely stay here again.
Was probably last to book in and was next to the quaint lift which was used until quite late. Two blocks off one way system but was still noisy due to noise being funneled between other buildings, did quieten down during the night. Room OK well appointed. Advertised car parking but was in next block, difficult to get at. Was secure but cost extra $15 a night.

Great location, friendly helpful staff, good price. We booked breakfast online which was great value. Some of the interior is a bit tired but it didn't detract from a comfortable stay. Lovely historic building. A little street noise on Friday night but only till about 11pm, otherwise fine.
A good location and a wonderful old hotel. All the usual amenities you'd expect. Hotel parking is not in the same block. The building has a lift but the upper floors can only be accessed via stairs - so if too many stairs are an issue make sure your room is close to thd ground.
Very impressed, the hotel and the all the facilities were really good, breakfast was tasty with a lot of choice. But the staff, what can I say they were friendly, helpful, knowledgeable on both the holtel and area. We really enjoyed our stay, it was great.
The hotel is under renovation and there were workers on scaffolding outside the room window. So I'm rating the environment. Staff was kind and helpful. Their rating will be a 5/5.
I'm not even sure where to start with this one..
Perhaps by saying that I rarely take the time to leave a bad review, but this experience deserves it.
We were staying one night, during the Easter weekend, with a big concert in town, so it was definitely a very busy time for what otherwise appears to be a small, quiet town.
That being said, our stay started off by being checked into a dirty room.
Admittedly, we were allowed to check in 1/2 hr early, but we phoned in advance to confirm that would be ok, because I needed to use the shower. After calling the reception, I was assured that the room would be ready after we return. I explicitly asked that they don't come for at least 1/2 hr, because I needed to shower, only to have a housekeeper force her way in (the door was locked) while I was still in a towel and calling out that someone was in the room.
After we returned, the room was made up, but we found there were not enough towels - there was only 1 set of towels, but 3 of us. After calling about that, we were told that the hotel has run out of towels and there's nothing that can be done. After our insistence, they offered to give us hand towels, which of course was not going to be sufficient. Only after further discussion were we given an additional several half sized towels.
It should be noted that, during this process, the reception also hung up on my partner a couple of times.
The evening continued with a really loud noise and music coming from our neighbouring apartment, with intermittent noise throughout the night. In the morning, we were also alarmed by someone trying to enter our room and, when we opened the door, were welcomed by a half naked woman who seemed to not know which room was hers.
I appreciate that this last issue was out of hotel's control, but it had certainly solidified our overall experience as less than average.
I am giving the hotel 3 stars, because they did try to compensate for the issues by offering free champagne, beer and parking.
However, I would not recommend it.
On the cusp of being a 4 star hotel.
A lovely boutique property, with a lot of charm. The location - 5 minutes stroll from the Octagon - is fantastically practical. If you are driving into Dunedin, think about parking (on street, pay & display).
Everything you need is in short walking distance.
On our trip, it was the staff who made the difference. We had only booked one night, but were so taken with the place, and the city, we wanted to stay another night.
Despite there being a number of conferences on in town (including at the hotel itself) they found room for us.
Wonderful experience.

We love the place with the price we have to pay for two-night stay with including breakfast! Thats really a great deal for us. The room was clean and spacious for the three of us. Our wee man enjoyed sleeping in a double size bed. The downfall was they dont have an easy access of parking lot. They have parking lot but it took us so long to figured out where it is due to the map that they have given us thats quite confusing.Parking will cost $15 per day. So we end up paying excess $30 for parking fee apart from our room fee but thats fine cause we were able to save in our room payment.
Comfy, we had a basic family room on the top floor which the lift doesn't go to but it did go to the floor below. Just be aware you may have to carry your case up a level depending on which floor you get.

A lot of money has been spent on the refurbishment and looks fabulous. It's a shame that the current menu let this down. Very average .
Just finished a lovely meal. Service was spot on, food was top notch, company was excellent. Keen to try the High Tea next time
Rooms are ok, nothing too fancy. Needed to use oil heater in room to keep it warm. Beds were fine, bathroom could be cleaner.
Continental breakfast is not very good, very basic and not tasty, would not recommend.
Staff were good and hotel is going through much needed renovation. No onsite parking unless you can get onstreet parking. Otherwise is carpark 3 mins away, apparently. Mini bar was also empty. Would be interested to see how it is after the renovation is finished.
Our room was super dingy, the windows looked out to a brick wall which is a bit ridiculous. It is a bit dated but it could be a lot worse. The staff are very helpful and friendly. Didn't like it, but I have nothing against it.

Cool boutique hotel. The lift is an experience of its own. Friendly and helpful receptionist. I have yet to taste their breakfast but hoping it is buffet as it was not confirmed upon check-in.
Room next to mine was playing loud music that prevented me from sleeping and the hotel refused to do anything about this until it hit 11pm. Update; a few calls later they did manage to get them to quite down... Then I found out they only had two towels in the room for three guests, turns out they had ran out of towels. The manager on duty gave us a bunch of hand towels, free breakfast and some beers to make up for it. I've updated the review from 1 star to three stars.

If You're late for the breakfast, You'll probably get just what is rest... The hotel is in heritage building, with an original old stylish elevator :) Windows have just single glasses, so it might be cold during the winter (no stationary heating inside)
Pre-referbishment review. This place is starting to show its age. Still kept nicely. The rooms were quiet, couldn't here other patrons, a bit of noise from outside. The parking is very sketchy.
19th century building, no air conditioning or controlable heating & perhaps the oldest functioning lift in New Zealand (gate & door circa 1910). Definately 3 stars but depending on your rooms proximity to the lift (mine was too close) a comfortable enough stay for a night & good location if you get it cheap.
Wains Hotel is centrally located. You get a pretty good fill of cafes around the hotel such as Nectar (awesome coffee 2 shops away) and Wains have helpful staff. The breakfast was so-so and I do recommend you explore Dunedin's cafes instead of staying in-house.
Service was good and as most New Zealand hospitality, we were always treated with a smile. However, you should know that the hotel do not have on site parking.
On the flip side of things, Distinction Hotel, just right opposite the road has their own sheltered parking. Wains Hotel is a heritage hotel while Distinction Hotel looks more modern. I do believe the availability of parking from Distinction is a plus since parking on the streets incurs cost as well.

We had an en suite room, very clean & tidy, it cost $85.00 excellent value, the heaters were on when we arrived, we couldn't ask for more, definitely stay again.
Sizable room, the price is reasonable, good breakfast. The only problem is the lift. It doesn't stop on every floor.

Had 2 rooms at the same price for 2 people each, strangely the room with the double bed was half as big (making it very tiny) compared to the one with 2 beds. Otherwise it was okay for the price.

Very old and classic hotel, it was built in 1962 but it has been renovated several times.
It is a very nice, cozy hotel, with a history behind it. Enjoy your stay.
Fulfills all basic hotel requirements with a good location but old windows don't block any noise out from town.
Have stayed a few times and always pretty good. Had a noisy room this time around
