I had such a great experience with Apartment Specialists. I really wasn't sure of what was required in purchasing a place and needed to ask a lot of questions to get there in the end, but Alastair was always available and happy to answer even my dumb questions. It made such a difference being able to be comfortable to ask what I needed and figure it all out. Really happy with what I got, and Alastair made it a lot more painless than it could have been - helping keep me updated on places that came up that fit what I wanted, letting me know the processes for sorting the paperwork and inspections etc., and being available for anything while I was going through all the legal and bank side of things. Even when little issues came up outside of anyone's control, he kept me in the loop, clearly explained the options and helped resolve them, and with a good attitude too. Honestly, thanks a ton.

We have recently been fortunate enough to complete on a new apartment purchase through the Apartment Specialists in what has been a very challenging and tough Auckland property market! Jacob at the Apartment Specialists went above and beyond to help us with our very tight budget and requirements and was a pleasure to deal with!

Over the years of selling and buying properties I have had a mixture of good and bad experiences with the agents I've worked with, so it was with some caution I searched for an agent to sell my apartment in Ponsonby. What an excellent choice Peter Lambe and Apartment Specialists turned out to be. Selling from a remote location (I live in the Far North) is challenging enough but add COVID lockdowns and the challenge, it seemed, could only get worse. Not so, this is easily the best experience I have had selling; Peter made the process seamless and positive. He and the team were efficient, communicative and very easy and pleasant to deal with. From first contacting Peter Lambe at Apartment Specialists, we were very impressed by the ease and professionalism of the handling of our sale. (The worst bit was the AML rigmarole, which is, of course, required by the government, not them.) To start, they proposed a sale price, with back-up sales records, which they achieved close to, in short order. We were delighted with their marketing and efforts to obtain a better price than the original offer. We were also impressed with their wonderful ‘staging’ of the apartment, especially that we didn’t have to do anything! We even thought it looked so great, we perhaps should hold on to it. We advertised our two bedroom [+ car park] Apartment at Shoal haven, Takapuna, North Shore, Auckland, ( that we had owned for over nine years) utilising the services of Apartment Specialists, about 6 weeks ago. . We liked the way Matt Kearns and the Team, were right up front about charges and what was involved. No hidden costs. They are not cheap but we consider them to offer fair value for the money. The attractive advertisement, showing the apartment in "dressed condition" was outstanding (they did all that). It went Live - on the Saturday lunchtime. It was sold on the following Monday, "unconditional" at a "record price" for that sized Unit in that Apartment complex. Settlement took place last Friday. No problems. We cannot speak highly enough of the team at Apartment Specialists, particularly Alastair Kain, who has the patience of a saint and is enthusiasm personified. He has at all times been professional, punctual and accommodating. Alastair has gone above and beyond and is extremely knowledgeable in his field, with reliable contacts for the tricky questions. The team as a whole have great communication and we felt like we were always in the loop. The website is awesome too, with lots of helpful information and suggestions.

Have just sold with AS, with excellent results. I found them a very attentive and professional team. They brought a speedy and tailored approach to marketing my apartment, knew how to get that across, and looked to update and vary their approach quickly, depending on the feedback. They were especially successful in getting an excellent result in a most unusual environment with government-announced changes to the laws being made weekly throughout the period of marketing and sale. The team handled this situation promptly, without fuss and very effectively. I would recommend this team very highly.

They also got my sale on the first open. As I was in a hurry to sell as I had bought elsewhere. That was good news and it was an unconditional sale.

I’ve had the pleasure of dealing with Harry Jordan who recently sold me an apartment on the city fringe. Harry represents a new breed of real estate salesperson, he is savvy and tenacious yet not overbearing. He has integrity, is a clear communicator and I never felt he was giving me any ‘spin’. I’m new to the investment market and it took me some time to find the right property. Harry regularly updated me on new properties coming to the market that fitted my brief and tirelessly met me for viewings that often didn't tick the box, but he never gave up on me. During the negotiation process I felt he was as much in my corner as the vendor which made for an effortless transaction. He is always immaculately presented (a sharp dresser), extremely punctual and always in a good mood when we meet which makes him a pleasure to deal with. We were recommended the Apartment Specialists. Like everyone I was still doubtful. I was straight with our Agent Andrew from the get go, telling him what we wanted and then surprisingly he told us our apartment was worth more than I thought. I purchased a couple properties with Apartment Specialist and have nothing but positive things to say about them. I told them my goals and exactly what I am looking for and they were able to get me a property that matched, their knowledge in terms of the market was impressive and they definitely taught me a few things. Once the sale was completed I appreciated the follow up i got from them to make sure everything ran smoothly. Great team and very trustworthy.

We owned our apartment in the Guardian at 105 Queen St for eight years - as our family residence not a rental. From time to time, we would get letters from Apartment Specialists (AS) informing us not only about the sales, but how they work for the vendor. It sounded far more thoughtful than any of their competition. When it came time to list, we began by calling Andrew. His pitch was not the usual blather, it was informed, logical, fair and smart. He got the listing. He told us what we needed to do if we wanted top dollar. If we just wanted to flog it off as is, he could sell it for less to rental investors who just do the numbers. But he identified the likely target markets prepared to pay top dollar. More prep required, harder to sell, will take longer, but worth the wait. We went for the top. When the unit was ready to be listed, he sent in the decorating and photography team. His listing surprised me though. The photos told a great story, but the text was absolutely generic, no gushing about the unusual qualities of the unit. Andrew assured me that the purpose of the TradeMe and other sites was not to sell the property, but prompt people to ring his team. He cited statistics that impressed, so I trusted his expertise. He initially set the price considerably higher than we had expected. Better to start high and drop down to find the market. Other brokers were doing the opposite, saying the market had collapsed, and sellers should lower their prices by 20%. As I examined the market, I saw this was true. The competition for the most part was not working to get the vendor the highest price, but to earn their commission as fast as possible. Andrew kept me informed, we had a few fish nibbling, as well as annoyances with council issues regarding the whole building and one offer that fell over when the banks said the unit was 30 m², not counting the 20 m² mezzanine. That narrowed the market further but Andrew and his team kept at it. When the most recent offer came in, lower than the bank deal, but all-cash, I felt sufficiently confident to authorise Andrew to negotiate the best deal and let me know, rather than hover over it all. Let him make the market. Andrew and his sales rep did a brilliant job, getting an excellent price considering the bank problem. His sales rep developed a good rapport with the buyer, making the process very comfortable for both parties. When things go well, people often have no idea how much work is required to make it seem easy. Having run companies, and knowing how hard it is to build a competent team, I could see that Andrew has built one of the best. His priority is clear – challenge his team to get the best price per m² and then beat it on the next sale - find the real market level, don't take shortcuts for a fast sale. Andrew built an apartment-seller’s dream team. My only criticism is that he should get a better phone. I expect he has an expensive smart device, but as reviews will show, while they may make brilliant photographs or have amazing screens, phones still are voice devices. I found it a bit hard to understand his words on calls. Bottom line: If you are selling an apartment in Auckland, ring Andrew.

When Apartment Specialists sent me through an e-mail with an appraisal of my apartment, I was already planning on listing with one of their competitors. However Apartment Specialists said that they’d get me a sale price of $300k+ for my apartment, whereas the other company only wanted to list my apartment at $280k. I initially was pretty hesitant about using Apartment Specialists, as they were such a small company, and all of the agents from bigger companies were quite dismissive about them. But I decided to give them a shot, and see how things went. The end result, was that they sold my apartment for $310,000, which was $30k higher than what their competitor had planned on listing my apartment at. I was of course absolutely stoked. I then decided to give the listing for a second apartment to Apartment Specialists, which was 45m2. However during the sales process, they found that I’d been misled when I initially purchased the apartment, and that it was actually only 36m2. However, through brilliant salesmanship (As they could then only advertise it as 36m2), they were still able to sell the apartment for $28,000 more than what I purchased it for last year. Throughout the entire sales process Apartment Specialists have kept me constantly updated on what has been happening, even though I live overseas. They’ve also made excellent use of the internet and smartphone applications in order for me, as an overseas buyer, to return signed documents to them. If I decide to list any further apartments, I’ll definitely be listing them through Apartment Specialists, as I feel they are currently the best agency in the Auckland Apartment Market.

Harrison and the team at Apartment Specialists are truly the best. I was skeptical and wasn't sure I would find the right apartment. Harrison showed me an apartment, assessed what I was looking for and straight away showed me another apartment that I ended up buying. Compared to the other agents I contacted (some of whom I am still awaiting replies from!) there is no comparison. I asked lots of questions and got answers straight away. The whole process was easy and they really know their stuff. I would happily recommend using Apartment Specialists.

Hi Pauline. Please feel free to circulate my comments and experiences below: Following the Scene 3 "rip-off" ground rent review I just wanted OUT of my investment. I used Andrew Murray of Apartment Specialists last September to sell my Unit 901 in Scene 3. It may have been the first Unit he represented for sale in the complex. Prior to engaging Andrew I had a proposal from a leading Auckland apartment realtor and they proposed to take it to auction and gave me a sell price range. With the negativity prevailing around ground rents even I concluded an auction strategy would be just giving my property away. I spoke to a few people about my issue with "established" Auckland apartment realtors and their "lack of enthusiasm sales strategy for Scene 3". It was suggested I talk to Andrew Murray..... and after several telephone discussions with Andrew I empowered him to sell my Unit. What did Andrew achieve: 1. Transparent sales commission and associated expenses. No surprises. 2. Excellent property marketing with very high quality photographs at very little cost. 3. Consistent communication with me throughout the sale process. I was in France at the time of the sale and all final sales documentation was completed remotely. 4. A successful sale within a short period of time. 5. A sales result $100,000 above the estimate by the established Auckland apartment realtor. 6. Connection with an Auckland Solicitor who handled the sale extremely well. So my faith in Andrew was proven. His past experience and quality strategic thinking is probably the best I have come across in real estate anywhere. I may have taken a loss versus my purchase price but at least I had the satisfaction that I received the best sale price going. I have yet to personaly meet Andrew, but will do next time I am in Auckland...I owe him a beer or two. (After this endorsement maybe it is the other way around!!)
