We had overall okay experience apart from the room we got was not well ventilated and the provided fan was not enough in the hot months like January. When we started ironing our clothes, iron was damaged with lots of burns on it and iron stand was fully broken, so we had to put on clothes without ironing. Apart from this it was all good. We won't recommend anyone in summer season.

Great friendly service with a smile, all our clothes were washed and folded at no extra cost, pleasant roomy accomodation, all at a very reasonable price. Top marks from us.

I love this lodge. My first ever lodge that has a spa! Superior king size bed as well. Lady at the reception was also super nice and courteous, informed me they are slowly installing spas and sup. King size beds in every room. The sinks and taps are super clean, not even a drop of water stain. The stove top is also very clean and stainless. Very convenient place to stay to go shopping as the shopping centre is just opposite. Will definitely come to stay again.

Both rooms we stayed in were nicely spaced out (The queen bed with 2 singles room and then the super king bed with 1 single bed) We all loved the huge spa bath, it was huge and a perfect fit for 3 of us!! Could have a bigger tv though, also allocated parking by your room would be great.

Everything we expected from a motel. Rooms were very clean. Not the most modern decor, but comfortable. Only issues for me were no air conditioning and one load of washing cost us $10. Other than that, the room price was fair and staff were friendly and helpful.

Quite a nice motel, within walking distance of the shops, Polynesian Spa, etc. The spa bath was nice and relaxing. Only complaint is the lack of air conditioning - not a problem for most of the year, but on a warm February night it would have been nice. Luckily there was an overhead fan which helped. Staff are friendly and helpful.

Nice for what you pay. Stayed in the 3 bedroom unit. Comfy and cute. No air con so on this hot day, it was hard to cool down. They supplied 2 fans that were OK. Enjoyed tvs in all rooms . Close to town. Aircon would go far to help cool down on an extreme hot day

Good location. Good Room Size. Nice Bathroom fitted with jacuzzi. Enough Parking space for Cars AND the most important - Super Friendly Staff headed by Mr Farid who welcomes you like an age old friend. !! He is a gem

Absolutely awesome. Hosts Ree & Farid Khan provided a most memorable stay. Diligence to cleanliness is very evident. My partner and I felt respected and safe and we recommend this 4.5 star establishment with confidence. Well done indeed!!!

My wife found us a Groupon trip for a belated honey moon. We chose here for our stay in Rotorua and couldn't have been happier. After driving down from Auckland we rolled up to the reception office. First thoughts were colour is a little gaudy, and what have gotten into. Note; we were using vouchers for participating motels and some of the others were "iffy" accommodations. But soon as we met the proprietor at the desk we were at ease. Nicest gent and very accommodating. Very helpful and nice to a couple of tired yanks. We made our way to the room to find a well appointed and very new room. I think he took pity on us as we also got a room with big tub. If we make back to Rotorua some day I definitely want to stay here.

Great motor lodge, very warm welcome on check-in. Bed very comfortable, Room clean and tidy and close to all amenities.

Comfy stay at good price. Heater in room was super warm and the room kept the heat. Countdown across the road for easy access to eat and drink

Very satisfied with the big room and superking bed. Bathroom and kitchen area were clean. Good view on upstairs and very near to supermarket, mall and restaurants. Wifi was super super fast. Will come back, definitely.

Apart from the slightly takey (but comfortable) furnishings this place is amazing place to stay and rest while having days/nights out. The city centre is nearby and with that comes a massive supermarket a stone's throw away, and restaurants aplenty.

Very clean and good value too. Lovely lady on reception. Highly recommended.

We've just stayed here 4 nights. Excellent accommodation and really nice staff.

A little run down. No guest laundry. Tea and coffee not replenished after first night. Handy for shopping. Other guests smoking outside room. Staff very pleasant.

Nice and clean. Close to the city as well. Bed was too soft for us. For whatever reason, they didn’t clean our room on second day.

Location is perfect, across the street is supermarket and shopping mall. Further 5 mins walk across one more street and you find Chinese food. Room is huge and clean. WiFi is super fast. Highly recommended.

I booked on-line for a conference. I had lived in Rotorua previously so had a clear idea of where it was in relation to the city and the age of the building, so had some pre-set ideas about what I would get( older style units, average price, adequate for the purpose....). What doesn't show in the photos is just why it's rated higher than you would expect from a motel of this age. The unit's are a very standard layout, but absolutely immaculately presented with little extras that you don't normally get in a motel. It has clearly been refurbished recently and everything has been very well done. The owner/operators were both very welcoming and very professional in their approach. I went to Rotorua this time needing only a safe comfortable base for my conference. After this experience, BK's will be my accommodation of choice when we next take a holiday break there.

I have just spent 3 nights at B-K's and Rhee and Farid proved to be exceptional hosts. The room was well appointed and had everything I needed to make my stay in Rotorua comfortable. Rhee set out a program for sightseeing and I was not disappointed with her recommendations. The Lodge is close to supermarket, shops and restaurants.

Great overall experience. The staff were very welcoming and attended to our every need over and beyond expectations. Nice little spot right across their main shopping centre

Decor is a little dated, but furnishings and fittings are clean and comfortable. Handy location to shops and some restaurants. Friendly and helpful staff.

Clean, tidy, quiet, and showers were good.....great for stays for 1-3 nights. ....good size for wheelchairs. .....

Stayed over the new Year and really enjoyed it, the owners were very hospitable, it was in the perfect location walking distance to all the great restraunts and shops, looking forward to returning at the end of the year. 😊

Very friendly check in. Rooms are fairly dated but nothing wrong with them. Fantastic location but definitely on the more expensive side for Motels

Different layout wouldn't want more than 2 people in 1 bed unit. Wouldn't be room to move.

The staff were fantastically considerate, warming up our room before check in. They were also fantastically helpful at guiding you around the sites and sounds of Rotorua.

Very clean, good facilities, close to supermarkets and mall. Spa bath with bubbles was very much enjoyed
