D.The location is lovely, with gorgeous views of the sky and lake from a relaxing garden. Service was top-notch, with the manager actually making a vegan muesli and having excellent oat milk available at breakfast. Where it really drops the ball is in ventilation. Our rooms would stink horribly if the ACs were off. Couldn't open the window because the bins were right outside and the door because of the trout flies (with management notices about keeping the door closed because of the flies posted on the door). The mustiness in the bathroom (even with the fan and towel rails on for hours) was disgusting. This is a basic thing (never mind the price point) and it almost ruined our holiday.
Fortunately the garden and Rotorua have a lot to offer. We had a wonderful time outside.
M.Room was nice but small and lacked privacy being right opposite the reception area. The restaurant is “quality over quantity” which is fine if the quality is there. Wouldn’t rush back as there is definitely better around at a similar price point that provide a more luxurious experience.

My husband and I needed a weekend away and we were blown away by the beauty of the Blackswan. Tranquil, unique, breathtaking, accommodating, great communication, to say the least. We stayed in the honeymoon suite. Best showers, deep tub, spa pool. Even though the weather wasn’t the best that didn’t even matter. Tucked away just outside the city. Close to the gondola too. So much to say. Highly recommend!!

C.We had an amazing 2 night stay at The Black Swan 🦢. We stayed in a beautiful poolside room, which was interconnected to the room next door for our family, and it was all just so luxurious and lived up to everything we had hoped it would be! Arthur was friendly and welcoming and accommodated our request for a slightly earlier breakfast on one of our mornings. The beds were very comfortable and the views are spectacular. The spa pool was fabulous too!

W.These sort of establishments have been greatly affected by the covid epidemic and they get very little help from the government...that being said even though they could not offer a full complement of staff and services we felt very comfortable and at home in the extremely modern yet old world charm room with great amenities and awesome minibar.we loved the spa pools and all you can eat breakfast. We will definitely eat in the restaurant when that is back on full service...we loved our stay and will be back
N.Arthur had excellent communication we required another room last minute he was able to accommodate and the lake view rooms were exactly how they appeared. If you want to support local and have a get away in quiet surroundings then we recommend this spot here

G.One of the best places we have stayed. The staff were very friendly and welcoming. The food from their restaurant has made it into my top 3 places to eat. Both the owner Arthur and his manager Patrick Gao showed us a level of service very rarely seen. You will love this place.

Well appointed rooms with immaculate maintained grounds. Highly recommend this stop if you are staying in the area. If so please take Arthur up on his offer to arrange the helicopter tour to White Island.
L.Exceptional boutique hotel on Lake Rotorua. Our room was exquisite with a romantic lakeside view, including a fireplace warmed sitting area with floor to ceiling iew of the lake. If you go, I recommend that you have dinner at the hotel.
S.We only visited on a day trip, had a massage and spa. The service was incredible and the massage itself was lovely. Both mother and daughter very happy! Beautiful view and amazing energy.
S.The proprietor, Arthur, was awesome. He lent us some movies for our stay and was very helpful with recommending local tours. He'll arrange a truly epic helicopter tour for you and the helicopter will pick you up right in the back lawn of the hotel. Just be sure not to stay in one of the downstairs rooms of the main building, the floors are incredibly creaky and people are moving around all hours of the night.
R.Beautiful food. Awesome service. Amazing views. Even better it's just out of town in the burbs tucked away nestled on the waterfront. We will be back. I lived in the jucuzi!
A.Whilst the grounds and view are lovely it is about 4-5kms out of town in a suburb of Rotarua and overall our experience was not great value for the premium price charged.
Wood construction means noise from guests/staff travels easily and may interrupt those that are not early risers.
Outdoor/covered Jacuzzi and indoor Sauna on site were good. Included Breakfast in Dining room was pleasant enough.
P.Thank you to the Amazing Team at The Black Swan.. What a fantastic venue to have a Birthday Party. Our Mother was so impressed as were all her guests. One of the few places in Rotorua that has a view of Lake. AAA plus from us :)
