Tom Buchan has been our property manager for three years. His client service skills are exceptional as is his friendly and caring approach. Tom has gone above and beyond to look after us as tenants. We cannot recommend him highly enough!

Tom Buchan was my property manager for a little over 3 years. He had exceptional interpersonal skills and was a fantastic property agent. Any issues were resolved in a matter of days. Couldn’t recommend him enough!

Friendly,͏ helpful service with no hint of pressure Emma͏ was super helpful to deal with. We had very limited opportunities to view the property, but Emma fitted in for us and made it work. Right through the sales process she willingly and to the best of her knowledge answered questions, got responses from the vendor, helped us tick the boxes. Even post sale, she continued to provide information and support as required. Thanks Emma and good luck.

I rented through Cutlers last year (2021) and Tom Buchan was my property manager. Tom is wonderful at his job, always very friendly and approachable. He replied to enquiries in a timely manner and always made sure things were as they should be at the flat.

Would͏ highly recommend to any buyer or seller. Polly͏ was excellent throughout the entire process, easing any stresses one may have when buying a house for the first time. Through her knowledge and calming presence, she made the whole process exciting and less daunting. Polly made sure that nothing felt like an issue and was very accommodating with organising private viewings at times that best suited me. I never felt any pressure throughout the process and felt like Polly really wanted the best for both the vendor and me. Dealing with Polly gave me the instant feeling of dealing with someone I could trust and rely on, which is important in this process, especially when it is all new and confusing. I could not recommend Polly enough to anyone else and she would be my first person to contact if I was ever looking into the housing market again.

I rented a very well-maintained apartment for a year through Cutlers, managed by Tom Buchan. I was extremely impressed by Tom's friendly, approachable style of management. He was always prompt in replying to my queries, took care of any issues that arose, and made my experience of renting a property extremely stress-free.

I have used Cutlers for a number of years now and have had numerous dealings with the likes of Matt Cutler and Amy Griffin. I live in Auckland and Cutlers manage both my flats, first Matt and more recently by Amy. I'm genuinely not sure how they could improve their service. I haven't missed a days rent in four years. Not one dollar. Their tenant management is great and most issues are sorted by the time I hear about them. My tenants were so happy with their flats and the management of them that both groups resigned for next year by midyear. I have made it my practice to always follow Cutlers advice about property and tenancy matters. It has proven to be sound. Their financial record keeping and reconciliations are immaculate. Cutlers have always been polite, but sometimes firm when I've had the occasional daft idea. Each time they were proven right. I am happy for Cutlers to give my contact details to anyone considering using their services. I don't have any financial, personal or other connection to Cutlers. I'm just another landlord. I have also read some of the negative comments Cutlers have received. The comments don't ring true to me. Cutlers are not just rent collectors and won't turn a blind eye to necessary repairs and maintenance. That may be an issue for a small vocal minority of landlords. But the times, they are a changing. For most of us its an obvious win win if issues are quickly sorted. Happy tenants. Happy life.

As a landlord in the North Island, I have used Cutlers since 2006 for my two properties in Dunedin. In all respects they have been marvellous. Repairs are attended to promptly, occupancy has been full, and communication about any issues has been good. Last year I did a major renovation in one of my properties and Will went beyond the call of duty to manage everything. As Cutlers have many years of experience in the student market, they have given me invaluable advice about rents and what improvements would be worth doing. I recommend Cutlers 100%.

As an overseas landlord since 2005, we rely totally on the management agent to take care of our investment properties portfolio. Cutlers has been great with no hiccup so that only minimal involvement from us being required. During the past 13 years relationship with Cutlers, their staff are friendly and professional with efficient service provided. In addition, they are capable of making good market judgement so that rental pricing setting for each renewal is spot on.

I had been desperate in finding tenants for my house of five bedrooms in North Dunedin for 2017 when it was under the care of another agent. Cutlers has been introduced to me by my friend and to my surprise, within two weeks, my house was let to a group of five people for the year 2018. Now, the house was already signed up for 2019. To me, no worries and trouble free. Strongly recommended Cutlers if you have problem in securing tenants.

Cutlers have managed my student rentals in Dunedin since November 2016. They have been at 100% occupancy and they have managed to increase the rent by 5% each year. However, they have at times been slow to implement necessary maintenance works. During their time managing the properties I haven't had any major issues with the tenants.

As an international mature student with little knowledge about the leasing system in Dunedin, New Zealand; I found in Cutlers Property Management, all the support needed to get the perfect place for me. Amy Griffin the Property Manager that assisted me to find the self-content unit for the 2020 I was looking for, made all the paperwork very expedite. Moreover, she also helped me to find a temporary short term leasing till I can move to my unit on January 1st, 2020. So, thanks to her professional support; paying the bonds, doing the paperwork and bank wires have been very easy. Undoubtedly, Cutlers Property Management is the best Real Estate Agency in Dunedin, NZ; and Amy Griffin is the best and most outstanding Property Manager of the agency.
